One of the goals of any seller is to make his or her home appear larger than it is. This isn't to say that you're attempting to mislead prospective buyers, but rather, you want each room of your residence to appear as large as possible. You probably know that a cluttered room looks smaller and more confined than it actually is, which is hopefully encouraging you to declutter before your house goes on the market. What you might not know, however, is that other things can make a room that is of an average size appear smaller than it is. Here are some examples:

Oversized Furniture

Large and bulky furniture can be cozy and possess other positive attributes, but it can also make a room feel smaller than it actually is. For example, if you have an average-sized family room or den, you might have a large sectional sofa in it. This piece of furniture is likely ideal for accommodating your family members on movie night, but you should think about downsizing before your house goes on the market. Switching to a smaller sofa and a sitting chair, for example, can immediately help to make the room appear larger.

Excess Wall Hangings

Covering your walls with various pieces of framed art, decorations, and even shelving can all be practical and provide a cozy, homey feel. However, they can also make an average-sized room feel smaller than it actually is. Imagine a room that is 10 feet across. If you have wall art that is two inches thick on a pair of facing walls, they combine to take up four inches of space. With thicker framed items and shelving, the difference can be several inches. It's a good idea to remove large and excess framed items before listing houses for sale.

Shortage Of Light

Some rooms will naturally be darker than others, and while this may not bother you on a day-to-day basis, it can actually cause the room to feel smaller those who may be considering buying the residence. There are several ways to give a room more light, including swapping dark curtains for lighter ones, putting higher-output bulbs in your fixtures, when allowable, and even setting up a lamp to sit on a table or desk. By making the necessary changes to help your average-sized rooms appear as large as possible, it will help your ability to sell your home in a timely manner.
