Hidden Issues To Uncover Before Buying A New Home

Real Estate Blog

If you are in the market for a new home, you know there are standard things you know to look out for such as general upkeep. There are plenty of other things that might be hard to put your finger on that you should do your best to investigate before you look further into new home sales. Here are four hidden issues that might come along with an otherwise perfect house that you should look out for.

1. Problem Neighbors

It might not matter if the home you are interested in seems perfect if your new neighbors are a problem. Noisy nights, broken down cars in driveways, or nosy neighbors can all be warning signs. Drive by the home at different times to look out for noise. Try to strike up a conversation with various neighbors if you can to glean any additional information on the neighborhood.

2. Flood and Slide Zones

If you are moving into a new area, you might not be too familiar with the lay of the land. Be sure to go over all disclosures with your realtor so that you know the risks if your home is in a flood zone or on a hill with mudslide dangers. Know what insurance costs will be and decide if you are are willing to take a risk with a home that might have more storm damage than others.

3. Planes, Trains and Automobiles

If you have fallen in love with a home purely based on the open house, you might want to do a little more investigating before making an offer. A quiet neighborhood you viewed on a Sunday might be very different come the Monday morning commute. Double check that your dream home isn't next to rush hour traffic, a train station, or in a flight pattern that might be too much for you to handle.

4. Resale Value Issues

If you have found a perfect home, but the price seems too good to be true, it probably is. Remember, there are aspects of a home that can lower its value even compared to neighbors. Remember, if you got a great deal, you probably will ultimately have to sell at a lower value in the future for the same reasons. If a negative event occurred in your home such as a crime, or even if the home is on an odd-shaped lot, these can cause your home to have a lower value than homes just next door.

Looking for a new home can be both exciting and stressful. Don't get so excited about a potential home if you haven't vetted all aspects of the property. Even if a home seems great on the inside, this might have some pitfalls around it that won't be worth the trouble.
